STAGE 1:
An experienced agent will meet you at your property to evaluate the market rent, discuss the letting procedure & tenancy proposal along with any special conditions you may wish to advise us on. We also can point out any obvious cosmetic work that can help the property rent efficiently. We then photograph the property and market it on our website and in our general adverts.
STAGE 2:
Having discussed your wishes in terms of the type of tenancy you wish to secure, for example whether you will allow children, pets, smokers and so forth – and the length of time you wish to rent out the property for, we arrange viewings with suitable tenants sourced from both our pre-registered tenant database and the property advertising. Following each viewing regular feedback is given to the landlord. For a proposed tenant, references are thoroughly checked including ID/Bank/Employers and Previous Landlord.
STAGE 3:
Should the landlord be happy to proceed with the letting we collect 1 months deposit & 1 months rent in advance from the new tenant (our fee is deducted & the balance is transferred to landlord’s account). We then draw up & execute 3 lease agreements issued on behalf of the landlord. Tenants are met either at the property or Wallace Estates office to sign the lease agreements, RTB form (which is now compulsory- for further information go to property news above), monthly standing order form to pay rent directly from tenant's to Landlord's account, change of account ownership forms for ESB & GAS utilities.
STAGE 4:
Once all paperwork has been completed the new tenants receive their keys. Wallace Estates then informs the respective utility services of an account changeover along with GAS and ESB readings at commencement of tenancy. The landlord receives our letting package enclosing their 3 lease agreements, two of which are to be signed and returned to our office. We will then forward a copy to the tenant and keep one on file at Wallace Estates. You will also receive a signed PRTB form which should be completed by the landlord and sent to the PRTB office along with the €90 registration fee.
